Palazzo Scotti: HB4 Holding Restores One of Piacenza’s Most Prestigious Historic Residences to Its Former Splendor

HB4 Holding, through its subsidiary Immobiliare Santa Caterina, is proud to announce the official launch of the redevelopment project for Palazzo Scotti, one of the most prestigious historic residences in the center of Piacenza. A conservative restoration intervention that represents a virtuous example of how historical heritage can be enhanced and returned to the city through an approach that respects the original architectural identity while being projected toward the future.
The project was officially presented on May 13th to Piacenza authorities in the presence of Mayor Katia Tarasconi and Confindustria Piacenza President Nicola Parenti, and has received full support from local institutions and approval from the Superintendency of Archaeology, Fine Arts and Landscape for the provinces of Parma and Piacenza.
A Historical Heritage of Inestimable Value
The first nucleus of Palazzo Scotti dates back to the period between the 14th and 15th centuries. It is one of Piacenza’s most significant architectural testimonies. The noble residence, which had the honor of hosting Saint Catherine of Siena in 1376, features a U-shaped structure with an internal porticoed courtyard and paired columns, crowned by an attic with vaulted ceilings and tempera decorations that bear witness to centuries of artistic history.
Recent stratigraphic investigations have revealed decorative heritage of extraordinary value: original plasters, natural glazes in Siena earth and decorative Greek key patterns in lime motifs on cocciopesto backgrounds, elements that make this complex unique in the Piacenza architectural landscape.

The entire redevelopment project is promoted by Immobiliare Santa Caterina, a company of HB4, in collaboration with Vitofin, a Milan company active in real estate development and led by Alberto Villa.

The project involves the creation of 34 exclusive residences distributed among two-room, three-room, four-room apartments, lofts and penthouses with terraces and exposed trusses, as well as small urban villas in separate buildings. Each housing unit has been designed as a “unique piece,” respecting the original architecture but with a contemporary approach that enhances the large volumes and generous heights characteristic of the historic building.
The loft-style solutions, enriched with discreetly integrated hi-tech systems, enhance the historic frescoes and original architectural elements, creating a perfect balance between past and present. All real estate units will guarantee high energy class thanks to careful insulation of the envelope, new high-performance external fixtures and state-of-the-art air conditioning systems with radiant panels and radiant floors powered by latest generation heat pumps.

Timeline and Prospects
The work, coordinated in the field by Technical Director Giulio Bonisolli, officially began in the second half of May 2025, with completion expected in the first quarter of 2027.
